Association Dues in VA

Annual Dues Are Paid Semi-Annually

Dues are $725, and are due on:

  • May 1, 2025 — $362.50  
  • November 1, 2025 — $362.50
In 2025, a late fee of $50.00 will be assessed on June 1 and December 1 if payment has not been received.
Association Dues are paid online using Buildium. Each homeowner has an account specific to their email address on file with the Association.

Please make note of the following important information:

  • Your invoices will come directly from Buildium via email.
  • Payments will be made directly to Buildium and then deposited directly into the Shelton’s Run account. Do not send any payments directly to the Shelton’s Run Community Association as they will be returned to you. Please direct all payments to your Buildium account only.
  • Late fees in the amount of $50.00 will automatically be assessed on any account not paid by the end of the grace period and a late notice will be sent out from Buildium via email.
  • Credit card payments by Visa and Mastercard are accepted; however, all fees for services are paid by the homeowner. The Shelton’s Run Community Association does not assume any portion of the fees. 
  • Registration is required for payment of your account.
All homeowners must register with the service provider. No exceptions.
  • You will be sent an invoice approximately one month before the due date.
  • If you are more than 30 days late, you will receive a first notice billing statement and be charged a $50.00 late fee (a total of $100.00 per year can be accessed).
  • After the second notice, trash service is cut off until dues and late charges are paid in full.
  • If your account remains in arrears, after 45 days, the association will notify our attorney to begin lien proceedings on your property.
  • You are responsible for all late fees, dues and attorney fees.
  • If at any time you are unable to pay your dues on time, contact the association bookkeeper immediately and make other payment arrangements. julie.hancock@sheltonsrun.org

  • 2011 – $395.00 per year
  • 2012 – $445.00 per year – 13% increase
  • 2013 – $460.00 per year – 3.4% increase
  • 2014 – $460.00 per year – No increase
  • 2015 – $460.00 per year – No increase
  • 2016 – $500.00 per year – 8.7% increase
  • 2017 – $500.00 per year – No increase
  • 2018 – $500.00 per year – No increase
  • 2019 – $525.00 per year – 5% increase
  • 2020 – $550.00 per year – 5% increase
  • 2021 – $550.00 per year – No increase
  • 2022$550 per year – No increase
  • 2023 – $550 per year – No increase
  • 2024 – $650 per year – 18 % increase  (The COA assumed $50.00 of the increase for each homeowner and the money was taken from the Reserve Fund. The increase to the homeowner was 9% for 2024.)
  • 2025 – $725 per year – 11.5% increase (This is an increase of $6.25 per household monthly and is attributed to the increases in trash services, common area maintenance, legal fees, billing service fees and utilities.) 

Late Fees

The amount charged for late fees remains at $50.00 and is payable if your payment is received 30 days after the due date.
