2025 DUES INCREASE – FROM THE BOARD OF DIRECTORS PRESIDENT – CHAD BREEDEN

On behalf of the Shelton’s Run Community Association Board of Directors, I am sending a note to inform you of an increase in our annual dues. As we all know, prices have gone up for most of the things we all use on a daily basis, and our association is not excluded from this reality. Due to continued increases across the board for us – from our garbage and recycling services (increase due to a rise in the Regional Landfill prices),  landscaping contract, tree removal in common areas, retention pond maintenance, and several other things – our annual dues can no longer cover our annual operating costs.

Therefore, our Board voted at our recent meeting to raise our dues $37.50 per semi-annual payment, for a total increase of $75. We are adjusting our spring due date from 1 April to 1 May, and we are extending our payment deadline to 30-days without penalty.

We are not taking this step lightly – we pay the dues just like everyone else – but given our rising costs, we don’t have any other choice. We have tried to keep our dues among the lowest in the area and have been mostly successful; that said, the Board understands this represents a year over year increase. Please be assured we only raise them when required to meet external price increases. The Board also acknowledges there have been quality control issues with both our garbage/recycling services (GFL) and landscaping (VLM), but we have seen improvement with both since they started. Finally, we will begin to replenish our reserve account (our emergency fund) in the event we have to deal with a significant event (e.g. retention pond failure).
